PROPERTY INSPECTION CHECKLIST FOR LANDLORDS

Conducting periodic inspections of the property you own, lease, or manage is an essential landlord task. Sticking to a regular inspection and maintenance routine not only helps you keep your property in good condition but also alerts you to areas of wear and tear or damage that need attention. To make this critical responsibility a little easier for you, The Andover Companies collaborated with a local property management company to put together a property maintenance checklist. This list includes general inspection items that can be done any time of year as well as a few key things you may want to add to your to-dos before a change in seasons.

11 INSPECTION ITEMS THAT SHOULD BE ON EVERY LANDLORD’S CHECKLIST:

Roof: Check for damage to shingles, flashing, roof vents, and other components.
Siding: Look for problems like warping, discoloration, mold, holes, or dents.
Gutters and Downspouts: Confirm all pieces are securely connected and the drainage system is clear of leaves and debris.
Windows and Doors: Check for holes in screens, bent or misaligned frames, and any gaps or cracks that could lead to air or water leaks.
Foundation: Examine for gaps, cracks, and other damage that could lead to instability, an interior leak, or an entry for rodents.
Sidewalks and Driveways: Look for roots, buckling, cracks, potholes, and other issues that could be a trip and fall hazard.
Landscaping: Remove lawn debris as well as dead-looking branches that are likely to fall, and make sure trees and shrubs are trimmed back from your property.
Sump pump: Make sure your pump is operating properly, the sump basin and filter are not blocked with debris, and the pump has no corrosion or mold.
Plumbing: Check that all faucets work and don’t drip, that grout and caulk in showers and bathtubs are not moldy or mildewed, and that pipes are not leaking.
Smoke and CO2 Detectors: Test all detectors in common areas and within units, and note the detectors’ useful life dates so you can set up a replacement schedule.
Dryer Vents: Check all dryers to ensure that their vents, lint screens, and lint cavities are clear, as buildup can pose a fire hazard.

SEASONAL INSPECTION ITEMS FOR LANDLORDS:

Before the chillier temperatures of fall and winter hit, you may want to add the following steps to your list:

Insulate exposed pipes to help prevent freezing and bursting.
Check that the heating system is functioning properly.
Make sure winter safety supplies, like shovels and salt, are accessible to tenants.
Get chimneys and fireplace flues inspected.
Replace old weather stripping or caulking to improve insulation.

If spring and summer are just around the corner, you may want to consider adding these items to your list:

Examine roof and siding specifically for signs of snow and ice damage.
Look at sidewalks for cracks caused by snow and salt.
Check for ceiling discoloration, leaks, or other signs of water infiltration in common areas and individual units.
Test central air-conditioning units and replace or clean filters.

Be careful when using alternative heating and cooking methods and save your plumbing and electrical systems from further damage by taking steps to protect them from the cold too, especially if temperatures are below freezing. Whatever the cause of a power outage is, knowing what to do while the power is out can help you recover quickly.

Make An Emergency Kit. An emergency kit should be stocked with basic supplies that you may need in case you're stuck inside or have to evacuate the home quickly. Include essential items like flashlights, batteries, food, and water.
Prepare Your Tech. During a power outage, having the ability to communicate and stay informed can make all the difference. Sign up for notifications from your power company and emergency services to get up-to-date reports as circumstances change. Stock up on alternate charging methods for your phone and any other devices that require power to continue receiving updates.

Your house has weathered another long, cold, stormy winter. Now it’s time to create a list of springtime home maintenance to-dos. Tackling this homeowner responsibility can help minimize the risk that your home will need costly repairs.

HOW TO EVALUATE YOUR HOME’S CONDITION IN TWO STEPS

Step 1: Start With a Thorough Inspection. Take a walk around your entire property and use all your senses to identify signs of trouble.

The following is a list of 10 specific items to evaluate:

1. Chimney. Is there a white stain or dark brown tar on the brickwork that could indicate a blockage, or any spaces, cracking, or crumbling that may mean the chimney system has been exposed to moisture?

2. Gutters. Are twigs, pine cones, leaves, mud, grit from roof shingles, or other debris gathering in your gutters that could lead to a mucky buildup and possibly cause a roof leak?

3. Siding. Do you see buckling, warping, cracking, discoloration, or mold, or do you hear any panels rattling in the wind?

4. Windows. Do you see any gaps, cracks, or warping of the frames, condensation between panes, or water leaking into your home that might signal an improper or failed window seal?

5. Stairs and Railings. Do they feel unstable or appear to be rotting or splitting, or do you see any nails that have popped up and need to be hammered back down?

6. Doors. Does a door look off-kilter or feel wobbly, does it stick or squeak when opened and closed, do the screws and handles feel loose, or are there any other signs of misalignment?

7. Foundation. Are there cracks or gaps in the foundation, or does one side of your house look lower than the other, which could indicate your foundation is settling or sinking?

8. Deck. Does the deck feel soft or spongy, which could indicate rotting, or do you see any small holes that might be insect damage?

9. Patio. Do you notice any indications of sinking, such as cracked paving or pooling water, or any unevenness that could be a tripping hazard?

10. Trees and Bushes. Do any branches look dead, diseased, and likely to fall, or are tree roots growing close to your foundation, driveway, or underground sewer line and threatening to break through?

Step 2: Make a List of the Issues. Write down everything you observe about these areas of your property, as well as anything else you see, hear, smell, or feel as you inspect your home. Then, determine if these concerns require professional assistance or if the necessary repairs and maintenance are a safe DIY project.

Electrical distribution systems are the 3rd leading cause of house fires according to the Electrical Safety Foundation International (ESFI). Electronics have become ingrained in our everyday lives; from smartphones and tablets to televisions and gaming systems. This addition of technology puts an added strain on our home's electrical system and poses a risk of fire if not handled properly. The National Fire Protection Agency (NFPA) reports that electrical fires are most common in the bedroom, attic, and kitchen. Follow these tips to keep your home and family safe.

Warning Signs of an Electrical Malfunction

Discolored or warm outlets.

Frequent issues with blowing fuses or tripping breakers.

Flickering or dimming lights.

A tingling feeling when touching an electric appliance.

Unusual crackling or buzzing noises coming from appliances.

Sparks emitted from the outlet or electrical device.

Cords that are warm to the touch.

Electrical Fire Safety Tips

Check for frayed or broken cords and replace them as soon as discovered.

Pull the plug from the base, not the cord to reduce wear and tear.

Plug only one heat-producing appliance into an outlet at a time. This includes units like microwaves, hairdryers, and space heaters.

Do not overload outlets. Major appliances such as refrigerators should be the only unit plugged into an outlet.

When using a space heater, maintain at least 3 feet of space from any flammable materials such as clothing and bedding. Never use a space heater with an extension cord.

Extension cords are only intended for temporary use. If you find you're using them all the time, contact a professional electrician to install more outlets.

Do not run extension cords under carpeting as this can cause them damage or overheating.

Check light fixtures to make sure the bulb wattage does not exceed the fixture's recommended maximum.

Test arc circuit fault interrupters (AFCIs)and ground fault circuit interrupters (GFCIs) once a month to ensure they are working.

Have your home inspected by a certified electrician if you suspect an electrical malfunction.

A winter storm is in today's forecast so we wanted to share some great tips from our friends at Plymouth Rock Assurance.

For Your Home

To prevent frozen pipes, set your thermostat to a warm temperature. If you're leaving town, set it to no lower than 65 degrees.
Make sure you have working flashlights, nonperishable food items and water in case you lose power or the storm keeps you house-bound for more than a day.
Stay indoors during the storm and follow these tips to avoid snow shoveling-related injuries.

On the Road

Snow can accumulate quickly, creating slick conditions. If possible, avoid driving during the storm.
If you must drive, be sure to stock your vehicle's winter roadside emergency kit with all the essentials including snacks, blankets, a windshield de-icer, a spare phone charger and flare lights. Check your oil and antifreeze levels.
If there’s even the slightest threat of snow in the forecast, keep your motorcycle off the road, properly stored and winterized.

After the Storm

Once it's safe to drive, follow these tips to properly get your vehicle out of the snow. When cleaning the snow and ice off your vehicle, remember to also clear the roof.
Before venturing out, brush up on these safe winter weather driving techniques.
After a heavy snow fall you might notice large piles of snow on the roof of your home or business. Safely remove snow from your roof to prevent ice dams.

On Thanksgiving Day, the kitchen is the busiest room in the home. With COVID-19 cancelling many big holiday get togethers, more people than ever are entering the kitchen to make their own holiday meals for the first time. Help your policyholders have a safe holiday with these cooking safety tips.

Remain in the kitchen when cooking on the stovetop to keep an eye on the food.
Stay inside the home when cooking turkey and check on it frequently.
Keep children away from the stove. The stove will be hot and kids should stay 3 feet away.
Make sure kids stay away from hot food and liquids. The steam or splash from vegetables, gravy or coffee could cause serious burns.
Be sure electric cords from an electric knife, coffee maker, plate warmer or mixer are not dangling off the counter within easy reach of a child.
Keep matches and utility lighters out of the reach of children by placing them up high in a locked cabinet.
Make sure all smoke alarms are working. Test them by pushing the test button.
The National Fire Prevention Association also discourages the use of outdoor, gas-fueled turkey fryers.

Did you know that the highest rate of deer collisions occurs between October and December? This is the migration and mating season for deer, so they are likely to be moving at a more frequent pace.

According to the National Highway Traffic Safety Administration, there are one million car accidents involving deer each year in the United States, resulting in close to 200 deaths and an additional 10,000 injuries. The financial costs are also high, as deer collision damages to vehicles total upward of $1 billion in costs a year. On average, a vehicle collision with a deer will cost an insured more than $3,000 in damages. The Insurance Information Institute (I.I.I.) attributes the increase in deer-vehicle collisions to the fact that more roads are being built through wildlife habitats, which causes deer to be displaced from their natural habitat.

How to avoid becoming a statistic

Stay alert and look for signs: The easiest way to avoid crashes is to stay awake and aware of your surroundings while driving – a best practice in any season. Drivers should also look for signs regarding deer crossing, as studies have found that crash risk can be reduced by up to 34% when signs are posted.
Recognize deer patterns: You're most likely to see a deer at dawn or at dusk, and if you do see a deer, always slow down. Deer typically travel in groups so if you see a deer crossing alone, you should wait a few minutes - more deer are likely to follow.
Don't swerve to avoid a deer collision: If a crash with a deer becomes inevitable, it is better to apply the brake hard and fast rather than try to swerve in another direction; this could cause a more serious accident with another vehicle, guardrail or tree. Brake firmly, holding onto the steering wheel, and bring your vehicle to a controlled stop.

If you are involved in a crash, make sure to notify police officials and your insurance agency immediately.
